To help you better plan for Marketing Your Home
If you are selling your home, you are probably interested in making the experience
as profitable and hassle free as possible.
Here are some tried and true tips to help that wish become a reality.

This is an Extremely Tough time to sell a Owner Occupied home.
With foreclosures avaliable at an all time high, Construction workers - out of work and available at reasonable rates, and the Large "Box" Do-it-yourself stores on every corner, Don't Be Fooled -This is a Tough Market
1. Have the house well lit and open the drapes or shutters to give it that "Light and Bright" Feeling.
2. Handle pet or other possible unpleasant odors. Like we say in Real Estate "If you can smell it, you can't sell it!"
I suggest having carpets cleaned or at least vacuuming problem areas with scented powder.
Another good idea is to buy some scented plug-in's and place them in key locations (i.e. bathrooms, halls).
Baking some cookies or bread for the showing is an inexpensive great touch, which creates a friendly and
welcoming atmosphere.
3. Clean up the house, especially the kitchen, bathrooms and any dirty flooring or carpets.
4. No Clutter. Remove all the excess "Stuff" from the home. Packing supplies cannot be purchased
soon enough. You know you're going to be moving so, begin packing by removing those clutter items.
Store packed boxes (stacked neatly) in the garage or shed -out of sight.
5. Clean up the yard and get rid of any junk or debris. If you already employ a gardener, this may be
the perfect time to have him & his crew trim (clean up) the way your trees look around the driveway,
walkway, or front/rear door access areas.
6. Redo weathered and peeling paint and caulking giving the house a "well kept" look.
7. Secure your valuables; don't leave cash, check books, jewelry, cell phones, laptops, expensive
sunglasses or other valuables lying about.
8. When Showing; Remove the pets, expecially the dogs. Animals under foot may be a nuisance to
some potential new buyer and many people are afraid of dogs even if they're small ones.
9. Organize and make available any documents you have regarding the property, especially building permits,
construction plans, contracts for repairs or additions, warranties, guarantees or manuals for new items such as appliances.
10. Provide an honest and complete disclosure of any issues you know about your home or neighborhood.
It is far better to have the issues disclosed before a buyer makes the offer, rather than the buyer find out
at the last minute and it make them upset and possibly blow the deal or worse end up in court later.
